Failed Run Capacitor
The single most common repair we perform. Capacitors are rated for a temperature range that a rooftop or west-facing condenser in July blows straight past. When one weakens, the compressor struggles to start, draws high amps, and eventually stops. Symptoms are a humming outdoor unit that will not spin up, or indoor air that turns warm while the fan keeps running. It is an inexpensive part and a fast repair — as long as it gets caught before the compressor cooks itself trying to start.

Burnt Contactors and Pitted Relays
The contactor is the electrical switch that closes every time your system cycles. In a climate where the system cycles thousands of times per season, the contacts pit, arc and eventually weld shut or fail open. A welded contactor keeps the compressor energized even with the thermostat satisfied, which is both an energy sink and a fast route to compressor failure.

Refrigerant Leaks
Low refrigerant is a symptom, never a cause. Systems do not consume refrigerant, so if yours is low there is a hole — usually at a brazed joint, a Schrader valve, or in an evaporator coil suffering formicary corrosion. We leak-search with electronic detection and nitrogen pressure testing rather than simply topping it off and driving away, because a top-off on an untraced leak is a repair you get to pay for again next season.

Condenser Fan Motors and Seized Bearings
The outdoor fan runs in direct sun on roof decks that hit surface temperatures well past 150 degrees. Bearings dry out, the motor draws high amps, head pressure climbs, and the system trips on its high-pressure switch — often intermittently at first, so it cools fine in the morning and quits every afternoon at three. That intermittent afternoon-only pattern is one of the strongest fingerprints of a failing condenser fan.

Frozen Evaporator Coils and Airflow Restrictions
A dirty filter, a collapsed flex duct, or a closed-off return starves the coil of airflow, the coil drops below freezing, ice forms, and airflow stops entirely. Homeowners often see water on the floor when the ice melts and assume a drain problem. The drain is a symptom. We fix the airflow restriction, then verify static pressure so the coil does not simply freeze again in a week.

AC ReplacementThe Line Between a Fix and a Replacement
There is a point where repairs stop being maintenance and start being a payment plan on a system that is going to fail anyway. We watch three things: age, refrigerant type, and the cost of the specific repair on the table.
A system over twelve years old that still runs R-22 is the clearest case. R-22 has not been produced or imported since 2020, and reclaimed stock is expensive enough that a significant leak repair on one of those systems rarely pencils out. Add a failing compressor to that picture and replacement is almost always the cheaper decade.
On the other hand, a nine-year-old R-410A system with a bad blower motor is worth fixing without a second thought. Sometimes. Our rule of thumb: if the repair costs more than about a third of a replacement and the system is past twelve years, replacement is usually the better use of the money. My AC is running but blowing warm air. What is wrong?
The three usual causes are a failed capacitor stopping the outdoor compressor while the indoor fan keeps blowing, low refrigerant from a leak, or a frozen evaporator coil caused by restricted airflow. Shut the system off at the thermostat but leave the fan running, and call us. Running a system that is iced up or low on refrigerant is how a $300 repair becomes a compressor replacement.
Do you charge a diagnostic fee?
